Lyon Village Shopping Center

Our Project
  • Shopping center renovations are a ThirdWall specialty. This time, the mission was to improve 585 LF of a 1950’s retail facade in a busy Northern Virginia strip shopping center which included Giant Food, CVS Pharmacy and numerous small retail stores.
  • The breadth of renovations in ThirdWall’s scope of work included new canopy facades and sidewalks, masonry repairs and pointing, replacement of steel framing, roof patching, construction of new storefronts and entrances, painting, lighting, and signage upgrades.
  • Selected as the General Contractor, ThirdWall was responsible for managing improvements in a safe, efficient, timely and least disruptive manner.
Why ThirdWall?
  • ThirdWall has a sterling reputation for managing shopping center construction in challenging public environments.
  • The Architect, with whom ThirdWall has a long-standing relationship, was well familiar with ThirdWall’s capabilities in this construction arena and was a key advocate supporting ThirdWall’s selection.
Challenges and Results
  • Work was phased around the holidays, requiring an accelerated schedule, winter protection for retail tenants, and close coordination with store owners (especially anchor tenants Giant Food & CVS) to ensure uninterrupted customer access.
  • The center, located at a community crossroads, is heavily patronized by area residents. Parking was at a premium and work had to be staged carefully along a busy drive aisle.
  • Since complete storefronts and entry doors were replaced, timing, security and access had to be coordination with each business.
  • This project turned out to be a huge aesthetic success. Not only did ThirdWall succeed in matching discontinued existing brickwork in texture, size, and color, but adding suspended, multicolored, edge-lit pendant glass panels as a decorative accent along the entire façade enhanced the entire appearance in dramatic style.
